For landlords
You've got a property. Short lets or long?
Most places will tell you the answer is whichever one they sell. We do both, so we can just tell you how they actually differ and let you pick.
Figures for what a specific property earns depend on the property. We won't guess at yours, and you should be wary of anyone who does.
If you can't decide
You're allowed to change your mind.
Short lets and long lets sit in the same calendar here, so a property can switch from one to the other without moving platform, rebuilding a listing or learning anything new.
Nobody else can offer that, because nobody else does both.

How it works.
Every place is checked before it's listed, and you can see everything that matters before you commit a penny.
Search on the things that matter
Filter for a private entrance, self check-in, no shared areas, ground floor, parking. The features are the point, not decoration. They're what makes a place workable or not.
Message first if you want to
You can ask the host anything before booking. Some places accept instantly; others review each request and reply within 24 hours. Either way nothing is charged until it's agreed.
Book with an email and a mobile number
No documents, no ID upload, no interview. You agree to the house rules and the guest agreement at the point of booking, and that's the whole commitment.

Trust and verification
What we check, and what we never share.
Both sides of every booking are accountable. Here's exactly how, with no vagueness about who sees what.
Before a listing goes live
Identity
Government photo ID matched to a live selfie check. Names are checked against sanctions and PEP lists.
Right to let
Proof of ownership or written permission from the owner or head lessee. No listing publishes without it.
Payout account
Bank details verified in the host's own name through our payment provider before any money moves.
What each side can see
The host sees
The host never sees
How money is handled
Card is charged in full, or authorised and charged on host acceptance for request-to-book listings.
Funds sit with our payment provider, not with the host and not with us as free cash.
If the place isn't as described, you report it in that window and the payout is paused while we look.
Both sides put their case with evidence. If you can't agree, we make the call and it's binding under the platform terms.
If something goes wrong
Report it
In-app, any time. Urgent safety issues route straight to a person, seven days a week.
We'll rehouse you
If a place isn't as described or isn't safe, we find you somewhere else that night and cover the difference.
Accounts get removed
Hosts and guests who break the rules are removed. Verification means the same person can't simply re-register.
About City Living
The whole rental market, under one roof.
Short lets, long lets, and the software that runs them. One platform for the people who own homes and the people looking for one.
For landlords, letting agents and operators, and the guests and tenants they host.
Why we exist
Renting is one market. The tools treat it like five.
A landlord with three flats runs an Airbnb dashboard, a Booking.com extranet, a listing on a rental portal, a spreadsheet for the calendar, and a separate app to chase the rent. None of them talk to each other, and every one takes a cut or a subscription on the way through.
Guests and tenants have it no better. A weekend stay lives on one site, a twelve-month home on another, and the same flat can be both in the same year. City Living puts the whole market in one place: every kind of stay, and every tool it takes to run one, behind a single front door.
One calendar
Every channel. One calendar. Zero double bookings.
Connect your listings once. City Living syncs availability, pricing and messages across the big marketplaces and your own direct site, so a booking anywhere is a booking everywhere.
And because your direct site is a first-class channel, every stay is a chance to earn the next booking commission-free.
One platform
Three businesses' worth of software. One login.
Short lets
List once, appear everywhere. Nightly pricing, guest messaging and changeover schedules that run themselves, whether it's one weekend or a full season.
Long lets
From advert to tenancy. Viewings, referencing, agreements and rent collection in one flow, with no paperwork shuffle between five different services.
Management, built in
The back office comes with the listing. One inbox, one calendar, maintenance tracking and owner reporting, built into the platform rather than bolted on.
Who it's for
Built for both sides of the front door.
Landlords
One flat or a full portfolio. Everything to list it, fill it and run it, without hiring an office or learning five systems.
Agencies & operators
Multi-property tooling, team accounts and owner reporting for the small and medium businesses that manage at scale.
Guests & tenants
One search for every kind of stay, from a two-night trip to a two-year home, with real availability and no runaround.
How we work
The rules we run on.
Direct comes first.
Marketplaces are a channel, not your whole business. We grow your direct bookings instead of taxing them.
Both sides win, or nobody does.
A platform that squeezes guests loses hosts, and the other way round. We price and design for the long term, on both sides of the booking.
No lock-in, ever.
Your listings, your calendar, your guest list. All exportable from day one. We keep customers by being better, not by holding data hostage.
Honest software.
Clear pricing, with no fees buried at checkout. What the pricing page says is what hosts and guests actually pay.
Where it comes from
Built inside a property business, not a boardroom.
City Living didn't start as a pitch deck. It started as the software we needed to run our own properties: the same channel juggling, the same double-booking scares, the same 11pm guest messages. We built the tool we couldn't buy, then opened it to every landlord and operator with the same problem.
Two doors. Pick yours.
I have a property
List a short let, a long let, or a hundred of each, and run the lot from one place.
I need a place
A weekend, a season, or a home for years. Search every kind of stay in one place.

Long-term rentals
How renting through City Living works
City Living introduces you to a landlord. It does not act as a letting agent, hold your money, or arrange your tenancy. That is what keeps renting here simple, and free.
What City Living does
- Lists verified homes to rent, with the approximate area shown up front.
- Lets you enquire and message the landlord in one place.
- Shares the full address once the landlord chooses to, after you enquire.
- Shows one asking rent per home, plainly.
What City Living does not do
- Take any payment. No rent, no deposit, no holding deposit, no fees, ever.
- Draw up your tenancy agreement.
- Reference you or run Right to Rent checks.
- Hold or protect your deposit.
All of that is arranged directly between you and the landlord. They are responsible for it in law.
Why there is nothing to pay here
City Living introduces people; it does not act between them. Because no money passes through the platform and no tenancy is arranged by us, there is no fee to a tenant and none to add. You pay your rent and deposit directly to the landlord, once you have agreed terms with them, on their tenancy agreement.

For letting agents
Coming soonCity Living for agents
One place to manage a portfolio across short lets and long-term tenancies, with your whole team on the account. We are building it now. It is not available yet, and this page is how you tell us you want it.
What it will do
Built for a book of properties, not one.
One portfolio, both models
Short lets and tenancies for every property you manage, side by side on one calendar, with the money totalled across the book.
Your whole team
Multiple staff on a single account, so the person covering a viewing is not locked out of the calendar.
Client reporting
Statements a landlord client can actually read: occupancy, income and what is coming up, per property.
Register your interest
No commitment. We will only use this to tell you when it is ready.
Property management software
One place to run every booking, not just the ones from City Living.
A calendar that pulls in Airbnb, Booking.com and Expedia alongside City Living, turnovers your cleaners can see, the money worked out for you, and marketing that fills the empty nights. Free for your first year.
Everything a landlord with three flats actually needs.
Home
Your money at the top of the screen, not buried in a report. Occupancy for today, this week, this month and this year. A "Needs you" list of the things actually waiting on you.
Calendar
Every channel on one grid. A fortnight, a month or three months. Search by guest name, email or phone. Check-ins and check-outs meet at midday, so a changeover reads as two bars touching rather than a clash.
Bookings
Including the ones you took on the phone. Add a booking in seconds with a name, a number and a price. Messages sit inside the booking they belong to, not in a separate inbox you have to cross-reference.
Turnovers
Cleaning scheduled the moment a guest checks out. Move a booking and the turnover re-sends itself and drops to unconfirmed until the cleaner agrees. Nothing gets cleaned on the wrong day because you forgot to tell anyone.
Properties
Every flat, every certificate, every renewal date counting down. Green until sixty days out, then it turns and stays turned until you deal with it.
Money
What every channel took, in pounds, month by month. Not a percentage you have to work out. The actual number that left your account.
Marketing
Empty nights, and what to do about them. Gaps in the calendar, an offer to fill them, and a booking link that carries no commission at all.
Channels
When each channel last synced, in plain English. If a feed goes stale it says so, and it tells you on the home screen and in the bell rather than waiting for you to find out from a double booking.
The app
The same software, the same layout, on your phone. Not a cut-down view. Not a responsive web page. Everything you can do at a desk you can do on a train.
One login. The account you already have, no second password and no second ID check.
Built for two flats, not two hundred.
Every other system on the market is built for an agency running fifty to five hundred properties, and it feels like it. That is why they are hard to learn and priced for someone else. This one is built for a landlord with a handful of places: you sign in and it already works.
City Living took 5% and gave you the software.
Airbnb took 15% and gave you nothing.
On your phone
The same calendar, in your hand.
The same software and the same layout as the desktop, with fewer nights on screen and a scroll for more. Not a cut-down view, not a responsive web page. Everything you can do at a desk, you can do on a train.
Your site, not ours.
Every system on the market will sell you a booking website. It runs on their servers, and it stops the day you stop paying them.
Yours is yours.

Your domain, your code, your site. It keeps working the day you leave us.
No charge to run your first year on the software.
Connect your channels, take bookings and get the tools. The first year of hosting on the software is on us.
It takes a separate application
The software is more than a listing. It holds your bank details and handles real money and guest data. So, unlike browsing or booking, we check who we are giving it to before we switch it on.
User guide
How the property management software works
A plain-English walk through every screen, and the handful of things that are not obvious at first. No login needed to read it.
Open the softwareHome
The one screen to check each morning. Money leads: what you have taken this month, booked ahead (confirmed stays that have not started), and what is awaiting payment. Then occupancy as four rings for today, this week, this month and this year, the channel mix, a revenue chart, and the next few days of arrivals and departures.
A brand-new account with no bookings sees a single "Nothing booked yet" panel, not a wall of zeros.
Calendar
Every property is a row and every booking is a bar. Bars are coloured by where the booking came from and carry a short text tag: CL City Living, AIR Airbnb, BKG Booking.com, EXP Expedia, MANUAL a booking you added yourself. The tag matters as much as the colour, so it still reads if you cannot tell the colours apart.
A bar with a terracotta ring is a booking that still needs you: a request to accept, or an accepted booking that has not been paid. Click any bar to open the booking.
Bookings
Every booking in one list, filterable by requests, arriving, staying now, and past. Click one to open it: the guest, their verification and stay history, the dates and total, a message thread, and the actions available (accept or decline a request, cancel a booking).
Properties
A card per property with its occupancy, rate and the channels it is listed on. A terracotta badge on the photo means a certificate is expiring. Drafts appear here too, with a link back to finish them.
Open a property for its control panel: rates, instant-book on or off, access details, certificates, cleaner, channels, photos and the listing content. Access details, the key safe, Wi-Fi and entry code, are released to a guest only once a booking is confirmed, never before. Certificates show a countdown that stays green until 60 days out, then turns terracotta.
Turnovers
Every day a bed has to be stripped and made up, with the property, the cleaner and the status. Filter by the next 30 days, not-yet-booked, or done. Book a cleaner in one tap: it uses the property default cleaner.
Before and after photos attach to each turnover through the same privacy-checked upload as everywhere else.
Money
Four figures at the top: gross taken, the commission taken out, cleaning and costs, and the net that is actually yours. Below that, commission per channel, what each property has taken, your payouts, a month-by-month table and a CSV export with one row per booking.
Channels
Connect Airbnb, Booking.com, Expedia or Vrbo so their bookings appear on your calendar automatically.
.ics. In City Living, go to Channels, choose the property and Airbnb, paste that link and add your commission rate. That is it. Bookings import within fifteen minutes and land on your calendar tagged AIR.Each connection shows when it last synced, in plain English. A few rules worth knowing: a booking that disappears from the feed is cancelled, not deleted; a feed that stops syncing for more than two hours turns terracotta and raises a notification; and a channel import will never overwrite a booking you added by hand or a date you blocked.
Marketing
Not a CRM, just the useful bits. How many nights are empty in the next 30 days and what they would be worth if filled; gaps of three or more nights with a one-tap "create an offer"; your active offers; a commission-free direct-booking link to share; and a quick read on your account health (listings live, certificates in date, photos, payouts).
The bell
Top-right, on every screen. The number on it counts only the things that need action, and it is the exact same list as Home's "Needs you". One source, two places, so they can never disagree. Inside, notifications come in three weights: terracotta for something that needs you, a brand tint for unread, and plain for read.
Messages
Your booking conversations appear here. Open a booking to start one.
