Questions landlords ask

No. Instant book is optional and set per property. With it off, every request comes to you with the guest's verification status and review history, and you have 24 hours to accept or decline. Declining costs you nothing and doesn't affect your listing.
People who need somewhere private, at short notice: contractors, people between homes, people working away, people who'd rather not deal with a hotel front desk. Everyone is identity-verified before they can book. You set the house rules and guests agree to them at the point of booking.
On a short stay, the guest pays in full when they book. We hold it and pay you by bank transfer 24 hours after check-in. On a long-term rental, the tenant pays you directly, every month. City Living never handles that money.
On a short stay, report it within 48 hours of check-out with photos. We'll assess it, and if you and the guest can't agree we make the call. Every guest has agreed to the guest agreement, so there's a documented basis for a charge. Support is available seven days a week.

You can ask the host anything before booking. Some places accept instantly; others review each request and reply within 24 hours. Either way nothing is charged until it's agreed.

Short-term guests

Some places are instant book, which confirms straight away. Others are request to book, where the host has 24 hours to accept and you are only charged if they do. Either way you see the price in full before you commit.
You see the approximate area while you browse. The full address and your entry details are released once your booking is confirmed, sent by email and shown in the app. This protects hosts and keeps unconfirmed addresses private.
The nightly price the host sets, plus a 5% guest service fee shown at checkout before you pay. Browsing and sending a request are free. There is nothing to pay until a booking is confirmed.
Most places are self check-in with a keypad code or a lockbox. Your instructions arrive with your confirmation, and the app keeps them readable even with no signal. If a code ever fails, message the host or contact us.
Yes. The cancellation policy shown on the listing applies, and you cancel or ask to change dates from My trips. Refunds follow that policy and are returned to your original payment method.
Every host is identity-verified and every property is reviewed before it can go live. Guests leave reviews after a stay, so you can see how a place has worked out for people before you.

Long-term tenants

Yes. Many hosts offer monthly rates and welcome long-stay bookings, which are often cheaper per night than a short stay. Filter for the dates you need and the total is worked out for you.
City Living stays are short-term and holiday-let style bookings under the guest agreement, not an assured tenancy. For a long stay, read the listing and the guest agreement carefully, and ask the host anything you are unsure about before you book.
You pay when you book. For monthly stays the host is paid across the stay rather than all at once, and you can see the schedule before you confirm.
That depends on the place. Most long-stay listings are self-catering and furnished, and the listing spells out what is provided, whether bills are included, and the house rules. If it is not clear, message the host before booking.
Often, yes, if the calendar is free. Ask the host through the app and, if they agree, the extra nights are added to your booking at the agreed rate.

Landlords and hosts

Listing is free. City Living takes a flat 5% fee, and only on bookings made through City Living. There is no listing fee, no monthly fee and no lock-in.

A channel calendar tells us the dates but not always the exact payout, so we show a careful estimate and mark it "est." until you enter what the channel actually paid you. Your City Living bookings are always exact.

How renting through City Living works

City Living introduces you to a landlord. It does not act as a letting agent, hold your money, or arrange your tenancy. That is what keeps renting here simple, and free.

What City Living does

  • Lists verified homes to rent, with the approximate area shown up front.
  • Lets you enquire and message the landlord in one place.
  • Shares the full address once the landlord chooses to, after you enquire.
  • Shows one asking rent per home, plainly.

What City Living does not do

  • Take any payment. No rent, no deposit, no holding deposit, no fees, ever.
  • Draw up your tenancy agreement.
  • Reference you or run Right to Rent checks.
  • Hold or protect your deposit.

All of that is arranged directly between you and the landlord. They are responsible for it in law.

Why there is nothing to pay here

City Living introduces people; it does not act between them. Because no money passes through the platform and no tenancy is arranged by us, there is no fee to a tenant and none to add. You pay your rent and deposit directly to the landlord, once you have agreed terms with them, on their tenancy agreement.

Your rights as a renter

One asking rentThe landlord publishes a single rent and cannot accept more. Rental bidding was banned in May 2026.
No fixed term trapPreferred length is a preference, not a fixed term. You can leave on two months' notice whatever your agreement says.

Bars are coloured by where the booking came from and carry a short text tag: CL City Living, AIR Airbnb, BKG Booking.com, EXP Expedia, MANUAL a booking you added yourself. The tag matters as much as the colour, so it still reads if you cannot tell the colours apart.

Why bars start and end mid-square: the half-day offset. A guest checks in during the afternoon and leaves in the morning, so a bar begins halfway through the check-in day and ends halfway through the check-out day. That is deliberate. It means when one guest leaves and another arrives on the same day, the two bars sit back-to-back in the same square, a same-day turnaround you can see at a glance.

A bar with a terracotta ring is a booking that still needs you: a request to accept, or an accepted booking that has not been paid. Click any bar to open the booking.

An "est." next to an amount means it is a channel booking whose figure is still an estimate (see Money, below). Open the booking and enter what the channel actually paid you to make it exact.

Open a property for its control panel: rates, instant-book on or off, access details, certificates, cleaner, channels, photos and the listing content. Access details, the key safe, Wi-Fi and entry code, are released to a guest only once a booking is confirmed, never before. Certificates show a countdown that stays green until 60 days out, then turns terracotta.

Every day a bed has to be stripped and made up, with the property, the cleaner and the status. Filter by the next 30 days, not-yet-booked, or done. Book a cleaner in one tap: it uses the property default cleaner.

Unassigned within 72 hours turns terracotta. That is a clean about to happen with nobody booked. It is the one thing on this screen you cannot leave.
Move a booking and the turnover follows it, automatically. If a booking's dates change or it is cancelled, the affected turnover is recalculated. It moves to the new day, and if a cleaner was already confirmed it drops back to "sent" and the cleaner is re-notified with the new details. You do not have to remember to tell them. You get a notification saying what changed and who was told.

Before and after photos attach to each turnover through the same privacy-checked upload as everywhere else.

Four figures at the top: gross taken, the commission taken out, cleaning and costs, and the net that is actually yours. Below that, commission per channel, what each property has taken, your payouts, a month-by-month table and a CSV export with one row per booking.

Why channel amounts show as estimates. A channel calendar (iCal) tells us the dates of a booking but not the price, because channels do not put the money in the feed. So a channel booking's amount is estimated from your nightly rate times the number of nights, and marked "est." The gross is split into confirmed and estimated so you can see which is which. Open a channel booking and type in what it actually paid you, and it stops being an estimate.
City Living's own commission is 5%, never zero. The commission table reads each channel's real rate. Airbnb and Booking.com are around 15%, Expedia around 18%, and a direct or manual booking is 0%. So you can see exactly what each channel costs you.

Connect Airbnb, Booking.com, Expedia or Vrbo so their bookings appear on your calendar automatically.

How to connect an Airbnb calendar. In Airbnb, find your listing's calendar export link. It ends in .ics. In City Living, go to Channels, choose the property and Airbnb, paste that link and add your commission rate. That is it. Bookings import within fifteen minutes and land on your calendar tagged AIR.

Each connection shows when it last synced, in plain English. A few rules worth knowing: a booking that disappears from the feed is cancelled, not deleted; a feed that stops syncing for more than two hours turns terracotta and raises a notification; and a channel import will never overwrite a booking you added by hand or a date you blocked.
